A broker approached us with a case where their client’s home insurance renewal had been refused as they had installed a new build lodge in their garden that they had started letting through Airbnb.
The lodge was 100% timber construction, had a log burner and a hot tub.
Being of timber construction we checked on the fire risk. The condition of the electrics did not cause us any concern since the lodge was brand new. In a scenario where the lodge was not of new build construction, we would have provided cover simply on the basis of an electrical inspection to be carried out within an agreed timeframe.
However due to the increased risk associated with the log burner, we asked about fire protections and the client confirmed they had already installed a range of these, which in turn allowed us to take a favourable view on the premium.
The client also made the point that if the letting of the cabin were a success they would likely start letting their additional outbuilding through Airbnb and other holiday letting sites. They wanted a policy that could accommodate this in the future with no limits on the number of guests or bookings. We were able to confirm this would not be a problem and that the policy would cope with the increase in the number of guests.
A theft limitation (violent and/or forcible entry or exit) was applied to the lodge only as this was the only part of the home the guests had access to.
The client also disclosed a bankruptcy over 10 years ago due to their business going into voluntary liquidation. No additional terms were applied in this respect.
A few simple questions and we were able to quickly provide a policy which met all of the client's requirements, without erroneous terms or clauses applied.
